I've been to Spin SF one time for a small, private party. I don't remember anything remotely creepy (although I'm not sure whether I was aware of Pizzagate at the time). Seems like a legitimate business. There didn't seem to be any sketchy areas or signs it was somehow not really for profit. It didn't seem like a "family oriented place," as there were several bars, and lots of hipsters.

I've looked at some of these places. Seems like fun but it is not affordable. In New York and London it's like the elite's version of doing something casual. But it's not casual at all if you ask me. Comet comes off as totally casual.
